How to draw a floor plan in 2D and 3D, with the materials
- 1Add each room by its inside size, wall to wall — or start from the example flat and change it.
- 2Drag the rooms together; walls appear between them. Drag a wall or a corner to change a room's shape, or type each wall's length.
- 3Put doors and windows on the walls; a door between two rooms counts for both.
- 4Make your finishes — floor tiles, laminate, carpet, paint, wall tiles, wallpaper — and give each room its floor, walls and ceiling.
- 5Read the shopping list for the whole home, add prices for a total, then save the PDF, share a link or send the rooms to My renovation.
How the areas and materials are worked out
- 01Floor area = the area inside a room's walls, whatever its shape (rectangle, L-shape, angled walls).
- 02Wall area = perimeter × ceiling height − every door and window; a door in a wall two rooms share comes off both.
- 03Skirting = perimeter − door widths. Ceiling = floor area.
- 04Tiles = area ÷ (tile + joint) + spare, in whole boxes. Planks = (area + spare) ÷ pack. Paint = area × coats ÷ coverage, in whole tins.
- 05Wall tiles count the band up to the tiled height only, less the part of each door and window inside it.
Each room is drawn by its inside size, the way you measure it with a tape, so the areas are the ones you will cover. Walls are the gaps between rooms: their thickness is only used for the drawing and to tell that two rooms share a wall.
The totals use the same tested formulas as the RoomCalcs tile, flooring, paint, wallpaper, adhesive, grout and skirting calculators, so one room gives the same numbers here as on its own page. Rooms with the same finish are added up before rounding, so you buy whole boxes for the home, not for each room.
Tips before you buy
- Measure each room at floor level in two places and use the bigger figure.
- Draw the hall first and add the rooms round it: they snap to it with a wall between.
- Give rooms that use the same tiles or paint the same finish, so boxes and tins add up for the whole home.
- Set wall tiles to a height for splashbacks and half-tiled bathrooms.
- Send the rooms to My renovation to open any calculator, the tile layout planner or the quote maker with their sizes.
Frequently asked questions
Is this floor planner really free?
Yes: no sign-up, no watermark, no paid version, and up to 60 rooms on up to 6 floors in a plan. The plan stays in this browser; nothing is sent to us unless you share the link.
Can I see my floor plan in 3D and walk through it?
Yes. Switch to 3D to look at the whole home from above, with floors in their finishes, wall tiles, doors and windows, or choose Walk through to move round it at eye height. Doors open as you walk up, and you can go up and down the stairs between floors.
Can I add furniture, more floors and a roof?
Yes: over 30 pieces of furniture at real size (beds, sofas, kitchen units, bathroom fittings, stairs), up to 6 floors drawn over the floor below, and a flat, gable or hip roof with its sloping area in the list.
Is there a floor planner app?
It works in the browser on a phone, tablet or computer, with nothing to download. Where your browser offers it, press Install app to keep it on your home screen like an app.
Can I start from a ready house plan?
Yes. Load the example flat or a house map — a 5 or 10 marla house from Pakistan, a UK bungalow or a US ranch house — and change the rooms to match your home.
Can I draw L-shaped rooms and angled walls?
Yes. Make a rectangle L-shaped in one click, drag any corner, or double-click a wall to add a corner. Areas, walls and skirting follow the real shape.
Do doors between rooms count twice?
A door sits in one room's wall, but when the next room is right behind that wall (within a wall's thickness) it is taken off that room's walls and skirting too, as it should be.
How exact are the material totals?
They use the same formulas as our calculators for each material, with the spare you choose for each finish. Patterned tiles, diagonal laying and small rooms need more spare; check the sizes on site before you order.
Can I print or share the plan?
Yes. Download a PDF with the drawn plan, the shopping list and every room's sizes, or a spreadsheet, or copy a link that opens the same plan.
Does it work on a phone?
Yes: drag with one finger, pinch to zoom and type sizes in the panel. Drawing a whole home is easiest on a computer.
